Dennistoun Close

Common repair fails on the paperwork, not the building. We drew the works so that each owner could see what their share paid for.

Tall red brick tenement seen from below, deep window reveals and a rainwater pipe running up the facade.
The street elevation after the stone and brick repairs.
Brick roofline seen from below with white dormer windows and a new timber fascia against a blue sky.
The rebuilt dormers and the new roof edge.
Stone stair rising between concrete walls towards a pitched glass roof with pendant lights.
The common stair, lit from above for the first time.

Sixteen owners, one roof, one stair, and a bill everyone could read.

A tenement close with a failed roof, three cracked cills and a common stair that had never been lit. The building was not the hard part; agreeing sixteen shares was, and one of the owners lived in Perth and had not answered a letter since 2021.

So the drawing set is organised by cost centre rather than by trade, and every owner received the same section with their own flat outlined on it. Consent took eleven weeks against a Glasgow average nearer nine months.

The new stair light is a rooflight over the stairwell, which is the one place in a tenement where a single opening reaches every landing. It cost £3,900 across sixteen shares, £244 each, and it is the thing every owner mentions first when we go back.

Completed in August 2024. We wrote up how the agreement was reached in the journal, because it is the most useful thing we know about common repair.
